Southeast Valley Active Listings

Chandler Luxury HomeIn an effort to keep track of some statistics and provide some insight on what is active and sold and the absorption rates in the south and southeast valley of the metro Phoenix area, I have put together the information below.  The main purpose is to monitor the inventory levels which are very important in all markets.  I don’t think most agents were paying attention to the escalating inventory levels in the 2005, 2006 years when we were all blind sided by the bubble burst.  When we’re not paying attention, that’s when we run into problems.  So here goes…

These are MLS statistics only which means sales that are not entered into the MLS, will not be included in this information.

Total July 2013 Closings for metro Phoenix 8,189

Total Listings as of August 7, 2013 = 16,833

Total Listings as of August 14, 2013 = 17,225 (2% increase from previous week), approximately 2.1 months supply.

In addition to being a member of the Southeast Valley Regional Association of Realtors, I’m now a member of the White Mountain Association of Realtors which covers a jurisdictional area encompassing all of Northeastern Arizona  from Forest Lakes on the west, up to Winslow, and then east to the Arizona/New Mexico border. This area covers such a vast geographical range, the landscape varies from the lush greenery of one of the oldest and most beautiful Ponderosa Pine forests, numerous lakes, and even one ski resort to the colorful views of the Mogollon Rim and the Painted Desert.
