Total Active Listings as of May 9, 2014 = 26,292*, approximately 3.43 months supply. Total Active Listings as of April 10, 2014 = 26,722*, approximately 3.96 months supply and down by 430 fewer listings.
Total April 2014 Closings for metro Phoenix 7,673, up from 6,743 closings in March. Thus far however, closings in 2013, January through April were 29,348 compared to that same period for 2014 which is 24,640, a difference of 4,708 closed listings and a 16% reduction.
Sun Lakes, again went from a 40% absorption rate to 43% this past month. It makes sense that folks that own homes in an age-restricted community will sell at the end of their season which is typically April and May.
Mesa moved from 3rd place to 2nd place with a 41% absorption rate. Chandler in 3rd place had a 40% absorption rate, up from 37% last month.
Closings in the southeast valley jumped from 2,814 in March to 3,215 in April.
